Commercial Finance/Lease

Commercial financing and leasing options are very well known to Australian businesses as they provide lending and leasing services for their particular needs. Most commercial financing in goes towards the expansion of an existing business, purchase of new or replacement equipment or meeting some other need and should not be confused with money needed to startup a business.

What is Commercial Financing?

For many Australians who are contemplating running a business, it is important to take into account that future expansion will require capital that may be beyond the current earnings of the company to provide. Every day, businesses across Australia are taking out loans to cover a myriad of expenses which in the end hope to advance the company to future success.

Essentially, a business owner will go to a lender such as a bank or specialized institution and propose a loan that covers their expenses and demonstrates how it will be paid back. For example, an expansion loan to garner new space and equipment will cost a certain amount of money. However, the payoff the business will enjoy from expanding their services will show how the loan will be paid off in the future.

What is Commercial Leasing?

While commercial financing deals mostly with money needed to support a particular expansion, purchase or replacement expense, leasing options are more in line with finding the space needed to run the business itself. Generally speaking, most businesses will lease the space needed to run their companies with the idea that a future purchase may be optional.

A lease however offers advantages in that it is a short term contract that once fulfilled can be re-signed or the business can leave to find other, better facilities that meet their particular needs. It is quite common for businesses to change locations or add on to their existing structure over time and this is where commercial leasing comes into play.

How it Works for Your Business

Commercial financing provides your business with the necessary capital to expand to meet new demands, upgrade your equipment or facilities or perhaps pay for replacement parts and equipment. Of course, having such services available means that your business will find the financing needed to get what it requires. However, such loans will have to be paid off which means that the company will need the resources to do so and meet its other obligations.

Leasing services are important for businesses to grow and expand over time. While purchasing property has the advantage of reducing costs in the long term, for most businesses this is not really a practical option as they may need to expand or change locations in the near term.

Understanding that your business has financial and leasing options available does bring a little peace of mind for the health and wellbeing of your company. The lack of financial options has doomed many businesses in the past when they needed to expand, move or obtain new equipment, so preserving these options is very important for those who intend on running a successful company.
